Commercial Real Estate Financing
Purchase, refinance, or develop commercial property. Enthrone Capital helps established businesses arrange commercial real estate financing through a broad lender network — including large transactions up to $50 million where applicable.
What is commercial real estate financing?
Commercial real estate (CRE) financing is funding for property used for business purposes — for example office, retail, industrial, or mixed-use buildings. It can be used to buy property, refinance an existing loan on it, or fund development and improvements.
Unlike most business financing, a CRE request is typically evaluated on both the borrower and the property itself — including its value, its income if it's leased, and the financial strength of the owners or guarantors.
Common uses
- Purchasing an owner-occupied property for your business
- Buying an income-producing commercial property
- Refinancing an existing commercial property loan
- Funding development, construction, or renovation
- Moving into a new or larger facility
What lenders typically review
- The property: its type, location, condition, and value
- Income and expenses for leased property, such as the rent roll and operating statements
- The financial strength of the borrower and any guarantors
- The purchase price, or the details of the existing loan for a refinance
- The plan and budget for development or improvement projects
What information may be needed
- A signed purchase and sale agreement, for purchases
- A current rent roll and recent property operating statements
- A personal financial statement for each guarantor
- Business tax returns and recent business bank statements
- Business formation documents, such as articles of organization or incorporation and the operating agreement or bylaws
- A photo ID for each owner with 20% or more ownership
You'll only be asked for what a given option actually requires, and documents are collected through a secure upload link — never through this website's forms.
How long does it take?
Real-estate-backed transactions generally take longer than working-capital requests, and timing depends on the program, the property, and how quickly documentation is provided. Your advisor will give you a realistic picture for your situation.
